South Coast Home Check uses a proprietary home inspection checklist and report template to ensure all accessible areas of the house are inspected and a comprehensive building inspection report is provided.

Building Condition Inspections and Reports

Building Reports are in compliance with Australian Standards 4349.1 (Property Inspections For Residential Buildings)

The purpose of the building inspection is to know what your buying and where you stand. After all, it is your right. The building inspection can also determine inadequate or substandard workmanship. Pre-purchase inspections are carried on properties of any age. Defects are found on most properties. The significance of the defects are assessed to qualify their impact on you. In maintaining the quality of the inspection and report, Australian Standard AS4349.1 is used as the minimum requirement. The inspection is a visual examination of the accessible physical structures and systems of the property.

Structural Timber Pest Inspections & Reports

Pest Inspections are in compliance with Australian Standards 4349.3 (Timber Pest Inspection Reports).

South Coast Home Check is not involved with the physical eradication/treatment of structural timber pests, but will bring attention to the present, past and/or the potential existence of structural timber pests such as termites (all species), Carpenter ants, beetles (such as Powderpost, Furniture and Ambrosia), wood decay fungus and chemical delighnification. Nuisance and public health pests are only commented on if the need exists.
